The Roof-to-Basement Pipeline
Follow the water. A 1,500-square-foot roof sheds nearly 1,000 gallons in a one-inch rainstorm. Your gutters collect it, your downspouts bring it down — and then what? If the answer is "it pours out a foot from the foundation," you have a pipeline delivering a thousand gallons directly to your basement walls, several times a summer. Montgomery County's clay-heavy soil makes it worse: instead of draining away, the water sits against the foundation, building pressure until it finds a way in.
The Usual Suspects, in Order
1. Clogged gutters. When gutters overflow, water sheets off the roof edge and lands right at the foundation — the worst possible outcome, because it bypasses the downspouts entirely. 2. Short downspouts. The classic: downspout ends twelve inches from the house. All that collected water, concentrated in one spot, against the wall. 3. Disconnected downspouts. Storms pull elbows apart; the water dumps straight down at the foundation. 4. Bad grading. Soil settled toward the house over the years, so even well-discharged water flows back. 5. Too few downspouts. Long runs with one exit overflow in heavy rain, spilling at the foundation line.
The Fixes, Cheapest First
Clean the gutters. Overflowing gutters are the number-one cause, and a cleaning is the cheapest fix on this list. Extend the downspouts.Extensions that carry water four to six feet out solve an astonishing number of wet basements for very little money. Reconnect everything. Every elbow, every section — secured and flowing. Fix the grading. Soil should slope away from the house for the first several feet. Add downspouts where long runs overwhelm a single exit.
Before You Call a Waterproofer
Interior drainage systems and sump pumps have their place — high water tables and springs are real. But we see too many homeowners quoted thousands for interior work when the problem is four downspouts ending at the foundation. Check the roofline first. It costs nothing to look: walk your downspouts during the next rain and watch where the water goes. If it is pooling at the foundation, start there — the fix might be a few hundred dollars of extensions, not a five-figure waterproofing job.
